In the Czech Republic, many people are looking for ways to save money, including when selling their properties. Unfortunately, they often don't realize that in an attempt to bypass real estate professionals, they may actually lose money. Working with real estate managers brings a number of advantages that not only protect the seller, but also maximize his profit. So why is it worth using their services?


1. Risk of financial loss due to incorrect pricing


One of the main problems when selling a property on your own is its poor valuation. People often set the price according to their own ideas or according to offers on real estate portals, which may not correspond to the real market value. The result can be either an undervaluation, which leads to a loss of hundreds of thousands of crowns, or an inflated price, which causes the property to remain unsold for months. A real estate manager not only has access to current market data, but also the experience to correctly set a price that is attractive to the buyer and at the same time profitable for the seller.


2. Protection from fraudsters and legal pitfalls


Many sellers lack sufficient knowledge of real estate law, making them easy targets for fraudsters. The most common risks include:


Fraudulent contracts that may contain hidden/unfavorable conditions.


The issue of white horses, when a property is purchased by a person who then transfers it to unknown entities, which can have far-reaching legal consequences.


Unresolved legal defects, such as non-existent or incorrectly maintained easements or executions, which can complicate the entire sale.


The real estate manager ensures that all contracts are properly drafted and that the entire process is free from legal risks. Most owners are unaware of the requirements that are necessary for the proper sale of their property. Yet, they end up happy that they "saved" and do not realize that they actually lost money.


Here is a brief overview of the documents required for selling real estate:


Extract from the title deed, acquisition titles, other documents (restrictions, encumbrances), Owner's declaration, plans, maps, Building Energy Performance Certificate, Registration certificate, inspections, warranty certificates, manuals.


It doesn't seem like a heavy administration. However, with a poorly structured agenda, calculation or poorly written contract, the consequences for the future seller and buyer can be fatal. The sad truth in the Czech Republic is that today's times are not ideal and we all protect our property. However, ignorance of the law does not excuse any of us. There is a simple question that everyone should ask themselves. Would we operate on ourselves? Or would we rather go to a surgeon? We can cut our hair ourselves, and dye it too. But isn't it better to go to a hair salon and entrust yourself to a professional? Do you deserve the best? The answer is YES! If you are unsure or afraid, solid companies usually offer free advice. If the client does not want exclusive cooperation and is satisfied with non-exclusive cooperation, they will increase their chances of selling their property quickly and without problems. Why not try it?


3. Ignorance of tax obligations


Many sellers are not even aware of their obligation to pay income tax when selling a property if they have not owned it for a long enough time. Tax laws change regularly and ignorance of these regulations can lead to unpleasant penalties. A real estate manager will alert the seller to tax obligations and often also help him optimize the method of sale so that it is as tax-efficient as possible.


4. Professional marketing and faster sales


Without real estate marketing experience, it can be difficult to reach the right buyers. Real estate agents use professional photography, video tours, drones, 3D visualizations, and reach potential buyers through paid advertising and extensive contacts. This helps the property sell faster and for a better price than if the seller were to handle everything themselves.


5. Safe and smooth sales process


A real estate manager will not only provide the necessary legal documents, but also organize the entire sales process, from the first inspection to the handover of the keys. This way, the seller does not have to spend time communicating with the buyer, handling documentation, or solving problems that may arise during the transaction.


In conclusion


In my field, I rarely meet clients who seem so distrustful and, in an attempt to "save money", often show me their disinterest in a very rude way. There aren't many of them, but I decided to dedicate this article to them so that they can answer for themselves why they should consider a possible cooperation. Distrust is common these days and it's really no wonder. Financial "advice" that rarely delivers on what it promises. Retail chains that rip off their customers. We could find many examples. We really live in a time today when trusting someone is a superhuman task. So why trust a real estate agency?


Not everything is black and white and there are those in this industry who love their job and do not support this hyenism. A broker's commission is not paid just for finding a buyer. The commission is paid for all the work that the broker does for his client. From taking photos of the property to legal matters that the future seller often has no idea are needed. So why cooperate?


Working with a real estate manager is not just about paying a commission – it is an investment that pays off in most cases. Protection against fraud, correct property pricing, tax optimization and professional marketing are key factors that help sellers achieve the best possible result. Instead of a risky attempt to save money, property owners should consider working with an expert who will ensure a safe and profitable sale.


Cooperation with a real estate agency can be either exclusive or non-exclusive. Non-exclusive cooperation is suitable for clients who have their own distrust, but at the same time want to try to fight on multiple fronts. For this client, this means that the broker helps him sell his property, but at the same time he can look for his dream buyer himself. Exclusive cooperation then provides the client with a fundamental advantage in far more extensive advertising and often an exclusive presentation of the property, in which the real estate agency invests massively due to its certainty of earnings. The seller not only sells his property several months earlier, but often at a higher price.


So I ask again. Why work with a real estate agent? By selling your property, you are probably making the biggest deal of your life. And although you may be convinced that you can do it yourself, a simple rule applies. More heads means more knowledge. So why do it all yourself?
